This system was created to provide remote workers with an innovative and flexible housing solution that allows them to explore the world while also building equity in their homes. As more and more people are choosing to work remotely, the demand for flexible and portable housing options has increased. Gypsy offers renters the opportunity to move between a portfolio of homes and earn equity in each property as they rent. This system allows remote workers to experience different locations and cultures while also building a financial stake in their housing. It is a unique solution that addresses the needs of a growing population of digital nomads and remote workers who are seeking an alternative to traditional housing options.

Rental payments

Rental Payments as a GYPSY resident comprise 4 different components

  1. Rental Fee (variable)

  2. Maintenance Fee (variable)

  3. Utilities Fee(variable)

  4. Renter Equity (15%)

Security Deposit

For stays, longer than 3 months Gypsy requires a security deposit of one month's rent for the property. Although, our down payments are different. Downpayments for gypsy properties are paid for in sGPSY, or in USDG in the dollar value of 1 month's rent. Gypsy holds this downpayment for the renter until the term of the rental is done. When Gypsy returns the renter's security deposit, the renter receives the tokens deposited plus any yield that was earned during that time. The option of sGPSY or USDG enables the renter to choose if they want a guaranteed amount of money at the end of their stay, or if they want to earn a yield on their security deposit while risking price fluctuation.

After Gypsy inspects the home it will send the renter an Itemized Security Deposit Deductions List. A renter can dispute charges that Gypsy claims.

Synchronized lease expiration

The goal for renters is to easily be able to live all over the world with as little friction as possible. This requires there to be unoccupied properties. To do this while maintaining high occupancy rates, the lease expirations are synchronized so that renters have the opportunity to move. This result in a coordinated "turnover" of the properties within the real estate investment trust, providing all renters with the opportunity to move. This system allows renters to switch between properties in the trust on a regular basis, providing them with the flexibility to experience different locations and cultures. By having all leases end at the same time, the properties within the trust can be made available to all renters simultaneously, allowing them to choose their next destination and plan their move. This system can be particularly beneficial for remote workers who are looking for a more dynamic and flexible housing solution, as it allows them to easily move to new locations and continue their work remotely.

Lease expiration dates:

  • March 1st

  • June 1st

  • September 1st

  • December 1st

When the lease expiration date is nearing, Gypsy will notify the resident and ask if they would like to move or stay at the property for another lease period of 3 months. A resident who is currently living at a Gypsy property will always have the first right to book the property again, although the price may change for the rebooking.

Booking a home

Renters can go to a booking website to easily book their stay at a property. The booking process typically involves selecting the desired location, starting date, ending date, and the number of occupants, and then reviewing the available properties and rates. Once the desired property has been selected, renters can complete the booking by providing their contact and payment information. After the booking has been completed, renters will typically receive a confirmation email with details of their reservation, including the location and check-in instructions for the property. By using a booking website, renters can easily find and book a property that meets their needs and preferences, and can easily manage and track their reservations online.

Renter Rules

  1. Respect the property and treat it as if it were your own.

  2. No loud music or parties are allowed.

  3. No smoking is allowed inside the property.

  4. No illegal activities are allowed on the property.

  5. Keep the property clean and tidy.

  6. Do not bring any additional guests onto the property without prior approval.

  7. Do not move or rearrange any furniture or decorations without prior approval.

  8. No pets are allowed unless previously approved.

  9. Do not disturb the neighbors with loud noise or inappropriate behavior.

  10. Check-in and check-out times must be strictly adhered to.

  11. No parties or large events.

  12. All damages or breakages must be reported and compensated for.

  13. Follow all local laws and ordinances while staying at the property.
